Seller Tips

Selling a home is not easy by any stretch of the imagination. The sellers emotions can sometimes cloud what needs to be done to get ready for the sale. What you have to remember is that the buyer does not have the same feelings as you. So everything that needs to be done is to entice the buyer. Here are a few things that you need to do to get ready.

  • Fix all the small stuff both inside and out - The fewer the problems visible the better
  • De-Clutter your home - It not only looks cleaner but it looks bigger
  • De-Personalize your home - If your personal pictures are out it looks like your home and not what they imagine as theirs
  • Make the front yard look real nice - First impressions are very important
  • Keep it clean and make it smell nice - Make sure that all of the buyers senses are happy

 

Choosing your Real Estate Agent

  • Meet with at least three agents
  • Ask a lot of questions about how they market your property
  • Agents should have a price range based on how quickly you want to sell
  • The highest suggested asking price is usually not wise - Most people end up reducing their price - This makes them look a little desparate - "Right Pricing" your home is very important
  • They should be pleasant to be with since you will be working with them for months.
What to do once you have an acceptable contract
  • Decide on a lawyer - They should be local to the property
  • Get all the important dates from your real estate agent
  • Follow up making sure that the important items are on time - Your agent will usually call you about them first.
  • Do not quit any jobs that you have - This will affect your credit
  • Do not apply for more credit cards in this period - This will affect your credit
  • Do not make any major purchases until after the closing - This will affect your credit
  • Always be available in case any problems come up.
And Finally...Enjoy your sale!




Here are some interview hints.

  • Do they listen to your needs and wants without trying to guide you?
  • Do they write your requests down or try to remember them?
  • Are they "pleasant" to be around?
  • Ask them about neighborhoods that might fit your requests.
  • Ask how they determine an asking price. Are they specific or general in their answers? Main Influences in price: Comparables, Market Conditions, Time on Market, Motivation of Seller, Property Condition
  • Ask how they help to close on the property.

Finding your Property

Be active. When your Real Estate Agent shows you a property (in person or on paper) let them know what you like and don't like. If you keep them guessing as to what you like the process will take longer. Ask questions like what is the POA (Property Owners Association) fee, what are the taxes, do they have any ongoing litigation against the subdivision, are there any current or planned assessments in the subdivision (if the property is in a subdivision), how close are the schools (whether you have children or not you need to know traffic patterns), how close are grocery stores and shopping or other activities you may be interested in (like tennis or other fitness facilities), how do you get to work from there?

 

Closing on the Property

Go to atleast three banks or mortgagers and compare loans. Go to ten if you can. Remember, it's your money.
Do you need a home inspection? Yes you do, absolutely, for sure, no doubt. The Sellers Disclosure is not going to tell you everything. Those guys on TV that are on the "Flip that House" show always find problems with these homes and have to spend extra money to fix them. Why? Because they never got the house inspected in the first place. Do you want to spend extra thousands of dollars after you bought the house to repair wood rot. I don't think so. Most good inspectors will catch the bad stuff unless it's really hidden.
Here is a list of things that your Real Estate Agent should keep you informed about during the closing.
  • What is the scheduled closing date?
  • When is the home inspection? Try to be there when it happens. Your agent should try to be there.
  • When has the termite inspector been scheduled to do his thing? Not real important to be there for this one.
  • What is the result from the lender's appraiser?
  • You should be informed when the lender gets the OK from the Underwriter.
  • If repairs are needed to the home, when will they be done?
  • If you have an out-of-town closing, When are the papers going to be sent?
