Selling a home is not easy by any stretch of the imagination. The sellers
emotions can sometimes cloud what needs to be done to get ready for
the sale. What you have to remember is that the buyer does not have
the same feelings as you. So everything that needs to be done is to
entice the buyer. Here are a few things that you need to do to get
ready.
- Fix all the small stuff both inside and out - The fewer the problems visible the better
- De-Clutter your home - It not only looks cleaner but it looks bigger
- De-Personalize your home - If your personal pictures are out it looks like your home and not what they imagine as theirs
- Make the front yard look real nice - First impressions are very important
- Keep it clean and make it smell nice - Make sure that all of the buyers senses are happy
Choosing your Real Estate Agent
- Meet with at least three agents
- Ask a lot of questions about how they market your property
- Agents should have a price range based on how quickly you want to sell
- The highest suggested asking price is usually not wise - Most people end up reducing their price - This makes them look a little desparate - "Right Pricing" your home is very important
- They should be pleasant to be with since you will be working with them for months.
What to do once you have an acceptable contract
- Decide on a lawyer - They should be local to the property
- Get all the important dates from your real estate agent
- Follow up making sure that the important items are on time - Your agent will usually call you about them first.
- Do not quit any jobs that you have - This will affect your credit
- Do not apply for more credit cards in this period - This will affect your credit
- Do not make any major purchases until after the closing - This will affect your credit
- Always be available in case any problems come up.
